The Facilities Manager oversees the daily operations, maintenance, and long-term planning of Greenville Facility to ensure a safe, efficient, and compliant work environment. This role is responsible for managing building systems, coordinating maintenance and repairs, overseeing vendor relationships, and supporting capital improvement projects.
The ideal candidate is a hands-on leader with a strong technical background, exceptional organization skills, and the ability to partner cross-functionally with departments such as Maintenance, Production, EHS, Shipping, Receiving, IT, HR, and Corporate Office. This position reports to the Senior Manager located in the corporate office.
Essential Duties and Responsibilities
Facilities Management:
- Oversee daily maintenance, repairs, and operations of buildings, grounds, and property services, including infrastructure, plumbing, electrical, landscaping, janitorial, and food vending.
- Manage preventive maintenance programs for HVAC, plumbing, electrical, fire safety, and other critical systems.
- Collaborate with Maintenance, EHS and IT teams to ensure proper functioning of fire alarms, burglary alarms, security cameras, access systems, and fire sprinklers.
- Lead facility management initiatives, including capital investment and repair/maintenance projects from planning through completion.
- Partner with cross-functional teams (Maintenance, Production, EHS, Shipping, IT) to identify priorities and implement facility improvements.
- Develop and maintain property management plans and procedures in compliance with local, state, and federal regulations (e.g., OSHA, EPA, fire safety codes).
- Conduct routine assessments of building and ground conditions.
- Prepare and manage budgets for maintenance and capital projects, while identifying cost-saving opportunities.
- Coordinate and supervise external contractors and vendors performing facility-related services.
- Recommend building improvements with supporting justifications, cost estimates, and sourcing strategies.
- Collaborate with the corporate office to create purchase orders and process invoices for facility projects.
- Support EHS with safety inspections, incident response, and risk mitigation efforts.
- Maintain accurate documentation, including maintenance logs, permits, and contracts.
- Promote sustainability and energy efficiency initiatives across the facility.
- Respond to emergencies and after-hours facility needs as required.
- Perform other duties as assigned.
Office Management:
- Monitor and manage the Work Request system.
- Maintain a professional, pleasant, and engaging office environment.
- Oversee key management for the entire facility.
- Manage space planning, furniture, and office layout.
- Perform other duties as assigned.
Qualifications and Requirements
Required:
- Bachelor's degree in Facilities Management or related field or combination of education and experience.
- 3-5 years of experience in facilities managerial role.
Preferred but not required:
- Familiarity with Limble CMMS.
- Strong knowledge of building systems including HVAC, electrical, plumbing, and fire safety.
- Facilities related certifications such as: Certified Facility Manager (CFM) and Facility Management Professional (FMP)
