Job DescriptionPosition Overview
The Manager Store Planning is responsible for the overall project management for retail and trade projects within the Japan region. In close partnership with other departments and the central teams, they develop manage the project from start to end including but not limited to developing the project brief, budget creation and management, risk management, scheduling, quality management, stake holder coordination, handover to facilities and close out.
Key Accountabilities
- Execute new store projects, renovations, remodels and Day-2 work from initiation to close out
- Set up the projects and communication protocols per Tiffany standards and workflow process to ensure teams can engage effectively.
- Support the development of the project briefs and Proforma, programs/schedules and budgets that respect Store Planning Project lifecycle.
- Review lease terms and existing conditions
- Manage approved schedules to achieve all critical milestones. Adjust and update as needed during the lifecycle of the project
- Update on project schedule, budget, procurement on a regular basis
- Manage budgets during the project lifecycle and flag and manage risk at lifecycle milestones.
- Overseeing construction - ensure weekly OAC meetings are conducted and documented, coordination with procurement that owner furnished items are on schedule. Build to high quality and handover store to retail team 100% defect free.
- Collect and organize all required project closeout documents, requirements for landlord re-imbursements if applicable, certificate of occupancy and internal audit documentation.
- Regularly visit completed projects with members of store design, store planning and retail to perform post-opening project audits.
- Identify areas of improvement and institute changes to store design, project development, delivery materials and suppliers
- Influence cross-functional teams through effective communication and lead through example with clear communications, promoting ideas and recommendations and supporting teamwork by building trust with colleagues and business partners.
- Analyze standards, cost efficiencies and suppliers
- Conduct preliminary reviews of sample submittals for materials, finishes, furniture, lighting and other FF&E as required, and review millwork shop drawings for design compliance if needed locally.
- Manage and develop professional vendor relationships and develop and qualify new.
- Initiate market research for additional vendors to source existing interior design products, where legal parameters will allow. This includes cost reduction initiatives, improving production capabilities, customization, sample development and vendor compliance with durability requirements.
Requirements
- 5+ years of experience in store planning at a global luxury goods or fashion company, contractor or developer
- Demonstrated ability in full lifecycle project management from site identification to project close out and facility management
- Working knowledge of external facades, structural alterations, building systems, HVAC, electrical, mechanical and structural engineering
- Strong interpersonal, communication, project management and people management skills
- Business level Japanese and English
- Business travel within Japan and overnight work as required
- Resourceful & driven individual who can communicate effectively to all levels of stakeholders
- Analytical, strong project management and execution skills with the ability to engage multiple stakeholders in a multi-cultural environment
- Team player with a can-do attitude and is adaptable to fast & changing environment
- Proficiency in MS Office, CAD, & Microsoft Project software
- Bachelor Degree in Architecture, Engineering, Project Management, Quantity surveying or similar

- Proficiency in 3D software and Photoshop
- Microsoft Project, Excel, Word, Powerpoint
